HOW DUBAI IS EMERGING AS A TOP GLOBAL WEALTH HUB

WHY DUBAI IS EMERGING AS THE SECOND HOME OF CHOICE FOR INDIAN HNWIs

Dubai's property market continues to set new records. In the first half of 2025 alone, real estate transactions hit Dh431 billion, about US $117 billion, a 25% rise over last year, with nearly 95,000 investors driving the boom and Indian buyers among the most active on the scene (Dubai Land Department). Beyond sheer scale, these investments span iconic neighbourhoods like Dubai Marina, Palm Jumeirah and Downtown, where the city's flair and global appeal really come alive.

Dubai isn't just selling property, it's redefining how you buy it. Tokenisation initiatives by the Dubai Land Department and PRYPCO saw luxury units funded in minutes by investors from more than 50 countries. Indians were the largest group among these buyers, showing growing appetite for fractional or shared ownership in marquee projects (Dubai Land Department).

The policy environment adds to the appeal. Real estate investors can apply for long-term residency with an stipulated investment amount through Dubai's Golden Visa scheme, creating security for families while opening a path to deeper ties with the city. Regulation through the Real Estate Regulatory Agency ensures transparency, while simplified digital procedures and 100% foreign ownership rights make transactions straightforward.

Dubai's real estate story is also about lifestyle. The 2040 Urban Master Plan is built on the vision of a '20-Minute City,' where most daily needs- schools, offices, parks, and healthcare; are within a short walk, cycle, or ride. New shaded pedestrian zones, cycling tracks, and green spaces are shaping neighbourhoods where quality of life comes first.

For Indian families, the presence of top schools, cultural centres, and a thriving diaspora makes Dubai feel both familiar and cosmopolitan.

As part of the D33 Economic Agenda, Dubai aims to be among the world's top three cities by 2033. Real estate sits at the heart of this ambition, offering Indian HNWIs not just a smart investment but also a gateway to an elevated, future-ready way of living.
