(Lincoln Park) – Staff Report

SSPA 2023-III-5UP: On April 11, 2023, the Board of Supervisors authorized the consideration of a Plan amendment for Tax Map Parcels 24-4 ((1)) 6E and 6F. On November 19, 2024, the Board expanded the study area to also include Tax Map Parcels 24-4 ((1)) 6D3, 6D5, and 6D6, resulting in a total study area of approximately 26.88 acres. The properties are generally located southwest of the intersection of McLearen Road and Centreville Road in Land Unit D-3 of the Dulles Suburban Center, in the Sully Supervisor District. The subject properties are currently planned for high-quality, campus-style office uses, up to 1.0 FAR, with optional training or hotel/conference uses. The Board of Supervisors requested that staff consider the addition of an option for residential use at a density up to 18 dwelling units per acre, as an alternative to the existing and planned office uses.
