(Lake Fairfax Business Center) – Staff Report
The following Staff Report has been posted on the Department of Planning and Development website, Proposed Comprehensive Plan Amendments page:
SSPA 2023-III-9UP: Lake Fairfax Business Center – On April 11, 2023, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for the approximately 76-acre Lake Fairfax Business Center in the Reston East Non-TOD District of the Wiehle-Reston East Transit Station Area (TSA), Hunter Mill Supervisor District. The adopted Comprehensive Plan recommends office, industrial, institutional, and research and development uses at an intensity up to 0.50 FAR. The Board directed staff to evaluate an option for mixed-use redevelopment. The proposed Plan amendment would add an option for residential development, at an intensity up to 1.0 FAR and a maximum of 1,250 residential units. The amendment envisions a mix of housing types, neighborhood-serving retail and service uses, parks and open space, and acreage reserved for a future elementary school or other public facility. The Plan amendment is being considered concurrently with rezoning application RZ 2025-HM-00002, which proposes mixed-use redevelopment within Lake Fairfax Business Center.
Planning Commission public hearing: Thursday, July 16, 2026 at 7:30 P.M.
Board of Supervisors public hearing: Tuesday, August 25, 2026 at 4:00 P.M.
