Why a portal estimate rarely tells the whole story
Online estimates work from averages across a wide area. They can't see whether your terrace is close to Greenford station, backs on to the canal, or has been extended, and in a market this finely balanced, those details matter.
Rightmove notes that London buyers have a great deal of choice and very little patience for homes that look ambitiously priced. A home that launches too high can quickly be overlooked, and a reduction later rarely recovers the lost momentum.
