Plan Amendment 2013-III-FC1(C) (Fairfax Center Area Planning Study, Phase III) – Staff Report
2013-III-FC1(C): Fairfax Center Area Planning Study, Phase III - On December 6, 2016, the Board of Supervisors authorized the consideration of a Comprehensive Plan amendment for a third phase of the Fairfax Center Area Planning Study. The Fairfax Center Area is approximately 5,340 acres in size, covering an area generally west of the City of Fairfax to Stringfellow Road, between Route 50 and Route 29 in the Braddock and Springfield Supervisor Districts. The adopted Comprehensive Plan envisions the area as a vibrant activity center with a transit-oriented, urban-style Core Area of approximately 550 acres anchored by the Fairfax County Government Center, Fairfax Corner, Fair Oaks Mall, Fairfax Promenade, and Fairfax Towne Center. The proposed Plan amendment would introduce a new land use framework and increase planned development intensities for this Core Area. The amendment would also make revisions throughout the Fairfax Center Area plan to ensure consistency with current policy and practice and reflect implementation.
